Unskilled Jobs in USA with Visa Sponsorship 2022 $25/Hour, To provide a presence on site for operational responses, as well as planned and reactive maintenance tasks, to ensure the full functionality of hard services.

This involves first-line response to defects or requested system changes as well as providing relevant escalation on matters requiring senior manager and client attention.

To carry out planned preventative maintenance and reactive works to building plant, equipment, and systems in accordance with agreed service levels, and respond to site engineering emergencies. To undertake and oversee small installation works, repairs to electrical, mechanical, building fabric, handyman, and porter duties.

To take responsibility for the onsite Log Books and subcontractor management. Duties also include assisting with waste disposal and management, including general, re-cyclable, chemicals, and hazardous waste. Assisting client personnel and the Asset Engineering Team within the building with a variety of tasks.

Accountable to the Maintenance Manager.
  • Responsible for the delivery of timely responses for the operation and maintenance activities for hard services within the building. More specifically:
  • Assist to coordinate and oversee the PPM and Reactive tasks to ensure sufficient technical cover to operate the building’s hard services. To support in providing cost information for chargeable works on site
  • To oversee and coordinate with relevant sub-contractors and specialists.
  • To attend and complete reactive works within their Service Level Agreements for Attendance, Response, and Completion.
  • Attend training scheduled by the Management Team (E-Learning and role/site-specific courses)
  • Participate in the On-Call Rota to provide support in the event of an emergency call
  • To provide updates on the CAFM system on a regular basis to ensure the CAFM System is up to date.
  • Understand, anticipate and deliver customer (internal and external) needs while building effective relationships.
  • Positively respond to both our internal and external customers through effective communication and personal accessibility, including attending required client meetings (weekly/monthly FM, C & M, H&S, etc) as necessary.
  • Providing excellent customer service, by managing client expectations and ensuring information is communicated between the team and customers.
  • Understand procedures and processes and operate them to the required standard, including, but not limited to the following:
  • Carry out routine and reactive maintenance tasks to all building plants, equipment, and systems to meet and exceed expectations, and agreed service level agreements.
  • Carry out and assist with completion, of any reactive tasks within the agreed service level including, but not limited to, electrical, plumbing, fabric, or porter duties.
  • Complete building inspections, reporting and rectifying any defects and hazards as appropriate.
  • Maintain water systems to comply with the requirements of L8.
  • Prepare and adhere to Method Statements and Risk Assessments for all tasks carried out to ensure safe working practices.
  • Supervise subcontractors to ensure they comply with contractual commitments and site operating processes. Support and facilitate technical sub-contractors during planned or reactive service visits and minor works while ensuring they confirm the site procedures and agreed risk assessments & method statements
  • Adhere to Organisational QHSE objectives and guidelines and with the CBRE A-Z rules and toolbox talks.
  • Maintain the onsite Log Books to ensure they are always up to date with the necessary documentation.
  • Convey messages and ideas clearly and openly. Involve people and influence decisions.
  • Actively participate in the provision of a safe & healthy working environment, and ensure compliance with all Company policies and procedures, as well as client site policies, procedures, and working arrangements, as required.
  • Ensure a professional image of CBRE is presented to clients and visitors and ensure excellence in customer service is always delivered and promoted.
  • Ensure that professional and technical skills are maintained through a commitment to personal development and life-long learning.
  • Carry out any reasonable request from management.
  • To set and enforce good engineering and working practices within the teams and that of all relevant sub-contractors, ensure correct QHSE standards are being adhered to, and maintain our statutory duties.
  • To participate in investigations and root causal analysis reviews as directed by the Line Manager.
  • To liaise with client staff to determine requirements and to promote continuous improvement works and project-related activity.
  • To represent CBRE at site (and off-site) forums as appropriate.
  • Other reasonable unskilled work will be required to be carried out as part of the role covering absence within the team on site.

  • 18th Edition Qualification.
  • Technically qualified to at least City & Guilds level in relevant electrical disciplines.
  • Must have Electrical Technical experience and be able to hold suitable qualifications to be authorized.
  • IOSH Managing Safely or equivalent.
  • GCSE (or ‘O’ Level equivalent) passes in Maths and English or recognized equivalent.
  • Experienced in coordination and supervision of fault finding, diagnostics, and rectification activities as part of a planned and reactive maintenance service.
  • Experienced in the use of BMS systems to aid M&E operation and maintenance, including trending, reporting, and alarm interrogation.
  • Experience with computer Planned Preventative Maintenance (PPM) building management systems (Concept or similar).
  • Ability to interface with people including customer staff at all levels


  • To be technically qualified at HND/HNC or above.
  • Demonstrable broad knowledge of building services systems within a technical environment, including
  • L8 awareness and practical knowledge of the L8 ACOP.
