Purpose Of Role

  • To work autonomously as a mobile mechanical engineer, performing a range of activities to ensure the safe and efficient operation of a range of mechanical building assets and equipment within Ealing Council Buildings.
  • To liaise and work in close partnership with Ealing FM Electrical and Fabric engineering tiers and sub-contractors to provide a comprehensive Mechanical Engineering service.
  • To contribute to quality development and in conjunction with Building Services Supervisor assist in the improvement of Ealing FM services.
  • To ensure a safe, secure, and aesthetic pleasing environment of the Council’s premises in order to promote and support the delivery of Council services
  • To deliver a reactive and proactive service across various locations throughout the Borough using the Ealing Council vehicle provided.
  • Work in line with customers’ needs as required, including evenings, and weekends and cover an on-call roster. Note: payment for any additional hours will be in line with Ealing’s Terms and Conditions.

Essential knowledge

  • Extensive working knowledge and experience in maintenance and repair of mechanical plant and building systems including heating and HVAC systems and controls, hot and cold water systems, and another building plant sufficient to work proactively and autonomously across a wide portfolio of commercial buildings
  • Understanding and working awareness of Health and Safety regulations and systems including statutory compliance, asbestos awareness, working at heights, COSHH, manual handling, slips, trips, and falls, and PPE sufficient to safely access environments (e.g. plant rooms, washrooms, construction sites, heights, and confined spaces)

Key Accountabilities

  • To independently conduct planned maintenance to mechanical equipment including plant, plumbing and Heating, Ventilation and Air Conditioning (HVAC) systems, hot and cold water systems, and another building plant to maintain system components for optimum performance.
  • To conduct reactive repairs to mechanical equipment, including investigation and identification of faults and component defects, and carrying out complex remedial works to a satisfactory standard.
  • To clearly and effectively document planned and reactive maintenance tasks and actions through the production of notes on PDAs, job reports, and Planned Preventative Maintenance (PPM) documentation.
  • To ensure compliance through undertaking cyclical maintenance such as tap temperatures tests, water testing, and dosing as stipulated within Health and Safety regulations such as L8
  • To assist in the preparation of quotes and work authorization documentation and order materials and equipment as authorized.
  • Receive instruction and competently carry out various tasks assigned by the Supervisor with a minimum of supervision including providing support to projects and minor works packages.
  • Access plant and equipment across Ealing Council Commercial buildings and carry out physical mechanical engineering tasks.
  • Inspect and monitor plant, equipment, structures, or the environment to assess condition and performance, and diagnose the cause of faults and component defects to rectify where possible.
  • Detect or assess problems and requirements of the critical plant, and advise Supervisor and Customers of recommended remedial actions where necessary.
  • Commission and decommission commercial building equipment and plant, ensuring adequate testing prior to work completion.
  • Operate machines, handheld PDAs and computers, vehicles, building plant equipment, and mechanical power tools including drills, grinders, freezer kits, etc.
  • Maintain good relations with all stakeholders including providing excellent customer service through assessment of customer needs, meeting quality standards for services, communication and feedback, and evaluation of customer satisfaction.
  • Demonstrate ownership and responsibility for their own health and safety and that of anybody else who may be affected by your acts or omissions.
  • Work within a shift pattern as required; including evenings, and weekends, and covering an on-call roster. Payment for any additional hours will be in line with Ealing’s Terms and Conditions.
